Buying Property in any country can be a minefield and every country has its own set of rules and guidelines with Cyprus being no exception.

There has been a great deal of talk in the media recently highlighting problems with either buying property or from existing home owners, do not let yourself be put off by this because if the propert procedure is closely followed then you will be safe in the knowledge that you have made a sound investment.

It is always advisable that you do not commit yourself to buying a property until you consult with a recommended independent solicitor or Lawyer (Someone NOT recommended by the developer/Real estate agency)

It is well know that title deeds do take some time to come through especially if the property is on a complex as the entire complex has to be completed before title deeds are issued, if this is the case make sure that in any contract of sale that you have a clause guaranteeing your title deeds within a period of the estimated completion date or whenever the site is completed (whichever is the soonest.)

Buying land has not as many pitfalls as buying property and if the title deeds of the land are not available on completion of the deal then it is recommended to avoid the sale completely until this issue can be resolved.

Once again check with a Solicitor or Lawyer that it is as advertised such as building permission, road access, electric and water, Your lawyer will do this by checking with the land registry department and also if the current owner has permission to sell the land
